Position Summary

The Senior Business Intelligence Analyst is responsible for financial planning, reporting, forecasting, operational analysis, and strategic decision support for a portfolio of self-storage assets across the United States and Canada. This role partners closely with operations, revenue management, asset management, and executive leadership to drive NOI growth, optimize expense performance, improve reporting accuracy, and support strategic initiatives.
The ideal candidate combines strong financial acumen with operational understanding of the self-storage industry. Reporting directly to the Director of Portfolio Management, this is an exciting opportunity at a fast-growing company.

Responsibilities

  • Develop, maintain, and automate dashboards and reports for operational and financial performance.

  • Build KPI scorecards for:

    • Store Managers

    • District Managers

    • Regional Vice Presidents

    • Executive Leadership

  • Maintain Reporting for:

    • Occupancy

    • Lead generation and conversion

    • Payroll productivity

    • Delinquency

    • Customer acquisition

    • Marketing ROI

  • Standardize reporting processes and improve data consistency across the organization.

  • Ensure timely and accurate distribution of recurring operational reports.

  • Analyze performance trends across the self storage portfolio and identify actionable opportunities.

  • Evaluate underperforming assets and recommend operational improvements.

  • Conduct root-cause analysis on KPI variances and operational issues.

  • Support operational initiatives through data analysis and performance tracking.

  • Identify opportunities to improve efficiency, customer experience, and profitability.

  • Integrate and validate data from multiple systems including:

    • CRM Platforms

    • Call Center Systems

    • Auction Platforms

    • Marketing Platforms

    • ERP/Accounting systems

  • Assist in maintaining data integrity and reporting governance.

  • Collaborate with IT and third-party vendors on reporting enhancements and system improvements.

  • Support creation of centralized operational “control tower” reporting.

  • Partner closely with:

    • Field Operations

    • Revenue Management

    • Marketing

    • FP&A

    • Customer Service Center

  • Translate complex datasets into clear operational recommendations.

  • Train stakeholders on dashboards and reporting tools.

Qualifications

• Bachelor’s degree in Business, Finance, Economics, Data Analytics, Information Systems, Statistics, or related field required.

• Master’s Degree Preferred
• 3-7+ years of experience in business intelligence, operations analysis, FP&A, consulting, analytics, or related roles.
• Experience in self storage, retail, hospitality, real estate, or other multi-site operations preferred.
• Advanced Microsoft Excel skills required.
• Experience with BI and visualization tools such as:

o Microsoft Power BI
o Tableau
• Experience with SQL is a plus.
• Ability to analyze large datasets and identify trends.
• Familiarity with operational KPI reporting and dashboard development.
• Experience with data automation and ETL concepts is a plus.
• Understanding of property-level financial statements and operational KPIs.
• Strong analytical and problem-solving skills.
• High attention to detail and accuracy.
• Ability to communicate financial concepts to non-financial stakeholders.
• Strong executive presence and presentation skills.
• Self-starter with ability to manage multiple priorities in a fast-paced environment.
• Highly organized with strong follow-through.
