Position Summary:
We are seeking a detail-oriented and analytical Pricing Analyst to optimize pricing strategies, maximize revenue, and improve occupancy across our facility portfolio. The ideal candidate will leverage data, market insights, and industry trends to inform pricing decisions and ensure competitive positioning.

• Analyze historical and current rental data, occupancy trends, and competitive market rates to inform pricing strategies.
• Develop, maintain, and update pricing models and dashboards for corporate and individual site use.
• Monitor daily, weekly, and monthly performance metrics (occupancy, revenue per available unit, lead conversion rates) to identify opportunities for rate adjustments.
• Implement dynamic pricing strategies to optimize revenue while maintaining market competitiveness.
• Collaborate with marketing, sales, and operations teams to coordinate promotions, move-in specials, and seasonal campaigns.
• Evaluate unit mix and product offerings to ensure optimal pricing and marketability of units.
• Prepare regular reports and presentations for management detailing pricing performance, revenue forecasts, and market trends.
• Stay up to date on industry trends, competitive offers, and local market conditions to inform strategic recommendations.

• Bachelor’s degree in finance, Economics, Business, or a related field.
• 2+ years of experience in revenue management, pricing analysis, or related analytical role (preferably in self-storage, hospitality, or real estate).
• Strong experience creating forecast models and data-driven projections.
  Advanced proficiency in Excel and Microsoft Office suite; experience with data modeling, pivot tables, and reporting tools required.
• Experience with Python, SQL server and querying data preferred
• Excellent communication and presentation skills.
• Ability to work independently, prioritize tasks, and manage multiple projects in a fast-paced environment.
• Strong attention to detail and commitment to data-driven decision-making.
